Buyers As a Buyer consumer of real estate services you have choices as to how the agent showing you the property represents or doesn't represent you:
If you choose that the agent work as a buyers agent, you will become the agent's client. In most cases the agents fees will be paid from the commission offered by the sellers. If the commission does not meet the agent's minimums or if there is no commission, you will be obligated to pay the agent representing you. Only if the agent is your buyers agent and you have signed a Buyer Agency Agreement, the agent will owe you the following: Buyer Agency
You may choose not to be obligated to pay the agent and let the agent work for the sellers agent as a sub agent. You will be the agents customer (not client) and the agent showing you the property will owe you: Sub Agent for the Seller These are the two most widely used relationships that agents in our market area will have with a buyer.
